FREE 30-MINUTE SESSION · NO PITCH
Thirty minutes with Dean and Ruan, before you build anything.
You haven't got a deck yet. Good — nothing to undo. We'll tell you exactly what belongs on every page before you go near a landlord.
PICK A TIME
30 minutes. Both of us on it.
Video call. Choose a slot that suits you — that's all we need from you today.
YOU'RE IN THE DIARY
You're booked.
Dean and Ruan will both be on. Bring whatever you've got — notes, a moodboard, a rough idea. Nothing at all is fine too.
Calendar invite on its way to your email, with Dean on it.
We'll send a WhatsApp reminder the day before.
Bringing a business partner? Reply to the invite and we'll add them.
The session's free. If you want us to build the deck afterwards we'll quote you — but there's no obligation, and no pitch on the call. Thirty minutes of straight answers, then you decide what you do with them.
WHAT HAPPENS IN THE THIRTY MINUTES
No discovery call.
We come with the questions already written.
Dean tells you what the landlords on that street are judging — covenant, deposit expectations, what they've turned down recently and why. Not theory. The actual people.
We walk the sixteen points against your concept and tell you which you can answer today, which need work, and which you can't answer yet — and what to do about that.
No trading history doesn't change what the deck must do. We'll tell you what replaces filed accounts, reviews and covers per week — and how to make a landlord comfortable without them.
You'll leave with a written page-by-page outline. Whether you build it yourself or ask us to, it's yours.
No deck yet? Nothing to undo.
Most people come to us with a deck they've already spent three weeks on. They've paid a designer. They love page four. And half of it has to come out, because it answers questions a landlord was never asking.
You're in the better position. Everything goes in the right place the first time, in the order a landlord actually reads it — and you don't spend a fortnight building something you'll have to defend rather than fix.
Sunk cost. Attachment to pages that don't work. A rebuild, not a build.
Clean sheet. Right order from page one. Faster, cheaper, and it lands harder.
Dean Gambles & Co know exactly what a landlord needs to see before they'll say yes, built from direct relationships across central London, not guesswork. Hive Digital builds the strategy, copywriting and design that puts that story on the page. Both of us are on every call personally.
FAQ
A few questions.
I haven't got funding yet — is it too early?
No. That's one of the things worth getting straight before you build anything, and it's exactly what the session is for. Knowing what a landlord will want to see about your funding is more useful before you raise it than after.
Will you try to sell me something?
No pitch on the call. If you ask what a build costs we'll tell you straight, but we won't raise it and we won't follow up chasing you.
What if I've only got a rough idea?
Perfect. Earlier is easier. The worst time to fix a deck is the week before a landlord sees it.
Can I bring my business partner?
Please do. Reply to the calendar invite with their email and we'll add them.
